Renter Criteria

In order to qualify to rent one of our properties, every adult over the age of 18 must pass our screening process. We do an extensive background check so please look over the following list to make sure you can qualify:

 

  • Applicants must have a minimum combined monthly gross income (before taxes) of 3 times the monthly rent amount.

  • Credit reports for each person will be thoroughly reviewed. 

  • An eviction report will be run to determine if an applicant has ever had an eviction. The eviction must be at least 3 years old and proof of payoff must be provided for us to consider renting to you.

  • A criminal background check will be conducted on each applicant. You may be denied for any violent felony conviction up to 7 years prior to the application date, any misdemeanor up to 3 years prior to the application date, or any felony conviction for sex-related offenses.

  • We will need to collect rental history for your last 24 months of residency. If you owned previously, we will need to verify your mortgage payments. If you lived with family and have no verifiable rental history, you may be required to have a co-signer for the first year.

  • For credit scores under 625, we may require additional deposit and/or a co-signer, as long as everything else on your record looks good.

  • We do not accept any housing assistance vouchers.

Final qualification and approval is determined by the property owner. The entire application process can take up to 2-5 business days, depending on how responsive your prior rental companies are to our verification requests.
