Monthly Property Management

We charge a flat monthly fee to take care of everything that has to do with your property.


  • Keeping you legal with city rental licensing and attending city inspections

  • Scheduling and overseeing a network of licensed and insured contractors who have been vetted for good pricing and good work that is up to code.

  • Monthly rent collection & handling late payers, bounced checks and 3-day notices to quit

  • Filing for eviction & overseeing the legal process, if needed

  • Establishing a preventative maintenance policy to identify and deal with repair needs 

  • Performing periodic inspections looking for repair needs, safety hazards, code violations, and lease violations.

  • Monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses 

  • Maintaining all historical records including but not limited to: paid invoices, leases, and inspection reports.

  • Providing annual reporting, structured for tax purposes as well as required tax documents including a 1099 form

  • Overseeing make-ready repairs and cleaning

  • Providing an owner portal ensuring you are kept up to date on the day to day happenings of your property. You can be involved in as much or as little as you wish.

  • Project management (additional project management fee may apply for large jobs)
